What time is check in and out?

Check-in: 3pm

Check-out: 11am

Early check in and late check out are sometimes available, for a fee, though we are unable to guarantee either prior to the date of arrival.

What is provided in the Tiny Homes?

Each Tiny Home has all linens, towels, and a fully equipped kitchen, including dishes, glasses, pots and pans. 

What kind of coffee maker is provided?

A Keurig, and some pods are provided for your stay. 

Can I book a specific RV Site?

When you book a specific site, we will do our best to honor the site that you booked, but no sites are guaranteed as we sometimes need to move guests to other sites. If you are traveling with a group, please note that in the "Special Preferences" section when booking so that we can do our best to keep your group together. While we take RV site requests and do our best to accommodate preferences, sites are not guaranteed until the day of arrival.

Do the RV Sites have shade?

Our property is in an arid environment, therefore the RV Sites are not shaded.

Do the Tiny Homes and Yurt have heat and AC?

Yes, there is heat and AC in the tiny homes and yurt. The yurt has thin walls, so we recommend checking the forecast before your visit and if it calls for cold weather, please consider bringing some extra clothing. Conversely, if it's 90+ degrees out during a summer day, it's likely going to be warm in the yurt but it should be able to cool off fairly quickly once the sun sets.

Are you dog friendly?

Yes! Dogs are allowed for a one-time additional fee of $50 per stay for tiny homes and there is no fee for RV Sites.

The renter of the unit will be held responsible for any and all damages or injury to any property or persons with-in the park. It is your responsibility to clean up after your dog. Waste bags are provided in the park, and it is the responsibility of the Resident to clean up after your dog(s) and is grounds for removal. All dogs must be leashed and attended to at all times when outside. Dogs are not allowed to run at large. Park Management reserves the right to deny a Resident a dog, if proposed dog would pose a threat to the health and safety of Residents of the Park.

I want to book a longer stay but can’t find a Tiny Home available for my desired dates - what are my options?

We are sometimes able to move guests around to find a Tiny Home that you can book for a longer term stay, although we cannot make any guarantees. Please call our front office and we will try to accommodate you.

What is your cancellation policy?

We charge a $20 Cancellation Fee for any cancellation reason. We allow for a full refund, minus the CancellationFee, for any cancellation at least 7 (seven) days* prior to your arrival date. If you must cancel with less than 7 days notice, shorten your stay or check out early, please understand that we ask you to take responsibility for your entire stay. If we can re-book your site(s) or accommodation(s), a full or partial refund will be made. *A 14-day cancellation notice is required for some holidays and special events.

What is the bathhouse?

We have three heated bathhouses with showers located throughout the property along with onsite laundry in bathhouse 1.

I am here for hunting, what do I need to know?

In the event that a tag is filled, processing of animals is not permitted on property. All remains must be disposed of properly. Remains are not permitted to be thrown in the receptacles on site, and during hunting season, there is a designated dumpster at the crossroads of County Road 8 and Highway 13 for use. Remains must be stored properly in personal vehicles at all times. Violators are subject to fines and may be asked to leave property. We thank you for helping keep our property clean and welcoming for all of our guests!

When do reservations open for next year?

Our reservations are released 6 months out.

Is there Wi-Fi?

Yes, there is complimentary Wi-Fi across the property. 

What is the weather like?

You can read the Meeker weather forecast for the next week here. We sometimes experience high winds, so we recommend that you do not leave awnings or tents without stakes unattended.

Where are you located?

We are located just outside of Meeker, and it is a 4 minute drive to get downtown. 

How far are you from Denver?

We are a 3 hour and 40 minute drive from Denver, although we recommend you check traffic conditions for a more accurate estimate.
